One of the most difficult aspects of real estate here in Costa Rica is determining value. Whether it’s raw land or improved property it is a challenge to get solid information on what properties are actually selling for.
It is common practice here for people to register their property value at a fraction of the actual price in order lower their annual property taxes. It is also common practice for owners to sell the Corporation or LLC which holds title to the property. That corporate information is private so it can be tough to find the actual sales price. The Costa Rican government has become much more sophisticated in collecting information over the past 10 years to better determine real property values so that they can increase their tax base. Unfortunately the current laws and reporting requirements still favor property owners making it more difficult to gather accurate sales data. HRG has been gathering sales data on condominium, single family houses and raw land over the past 10 years. This data can prove to be extremely valuable when evaluating possible purchase or sale of property. HRG can provide clients with an Opinion of Value based on this past local knowledge of the real estate market.
